What Columbus Landlords Actually Look At

I talk to a lot of renters in Columbus, Dublin, and Hilliard who lost part of their deposit over things they didn't even think to clean. Landlords and property managers aren't doing a casual walkthrough. They're working from a checklist, and the same spots come up again and again.

Here's where most of the deductions happen:

  • Kitchen appliances. The inside of the oven is the single most common deduction I hear about. Grease bakes on over months and becomes a serious job to remove. The fridge gets flagged too, especially the shelves, drawers, and the coils underneath if they're accessible.
  • Bathroom grout and caulk. Pink or black mildew staining around the tub and shower is easy to overlook when you live with it every day. Landlords notice it immediately.
  • Baseboards and door frames. Dust and grime build up on horizontal surfaces. Most renters wipe counters but forget anything at knee height or lower.
  • Inside cabinets and drawers. Crumbs, spills, shelf liner stains. Inspectors open every single one.
  • Window sills and tracks. Dirt, dead bugs, and condensation residue collect in tracks. They take time to clean properly and most people skip them.
  • Walls around light switches. Fingerprints and smudges accumulate fast. A magic eraser handles most of it, but you have to actually do it.
  • Carpet spots and odours. If you have pets or had any spills, this is where you can lose a significant chunk. Some landlords will charge for a full professional carpet clean regardless.

Deposit-Back Priorities: Where to Spend Your Time

You won't have unlimited time before you hand over the keys. If you're doing the cleaning yourself, work in this order based on what costs the most when a landlord has to hire someone to fix it.

1. The Kitchen First

The oven, stovetop, rangehood filter, and fridge are the most labour-intensive items in the whole apartment. Start here when you have the most energy. Soak oven racks in hot soapy water overnight. Use a dedicated oven degreaser and give it real dwell time before scrubbing. Wipe the fridge completely empty, including under the crisper drawers.

2. Bathrooms Second

Grout lines, the toilet base and behind the tank, the inside of the exhaust fan cover, and the mirror edges. Mildew around the caulk line sometimes needs to be treated with a bleach-based cleaner and left to sit for 20 to 30 minutes before scrubbing.

3. All Floors Including Under Furniture

If you've had furniture sitting in the same spot for a year or two, there's going to be a distinct clean patch when you move it. Vacuum and mop every inch, including under appliances. Pull the fridge and stove out if you can.

4. The Forgotten Details

Light switch plates, inside the dishwasher (especially the filter at the bottom), cabinet interiors, window sills, sliding door tracks, and the front of every appliance. These small things add up fast on an inspection sheet.

When It Makes Sense to Hire a Pro

  • You have pets. Odour and hair get into places that need more than a regular vacuum pass.
  • Your landlord provided a detailed move-in condition report. They will use that same checklist on the way out, and anything flagged as clean at move-in needs to match at move-out.
  • You're short on time. Columbus apartments often have tight handover windows, especially at end of month.

One Last Thing Before You Hand Over the Keys
